# Elvis Presley Estate: Will, Trust, Graceland and the Family Fights (2026)

This page follows what courts and major news outlets have reported about Elvis Presley’s estate: his will, the trust it created, what his daughter Lisa Marie Presley inherited, the 2023 fight between Priscilla Presley and Riley Keough over Lisa Marie’s trust, and the 2024 attempt to sell Graceland through a fake foreclosure. Each fact comes from a court opinion or a named outlet, and the sentence says which. Where one side made a claim and no court ruled on it, the page leaves it unresolved. Elvis’s estate was handled under Tennessee law. Lisa Marie’s trust dispute was heard in Los Angeles. I practice in California, so treat the Tennessee material as history.

Yes, Elvis Presley had a will. It put everything left after debts and taxes into a trust for his daughter, his grandmother and his father, and it paid each child’s trust out outright at age 25, according to a 1989 Tennessee Court of Appeals opinion that quotes the will. Lisa Marie turned 25 in 1993, NPR reported. After she died in January 2023, her mother Priscilla challenged a 2016 amendment to her trust in Los Angeles Superior Court and settled in 2023. In May 2024 a Tennessee chancellor stopped a fake foreclosure sale of Graceland, and the Missouri woman behind it was later sentenced to 57 months in federal prison, the AP reported.

## What was Elvis Presley’s net worth when he died?

The Los Angeles Times reported in 1989 that his estate was valued at $4.9 million when he died in August 1977, and that in 1981 the federal government reappraised it at $22.5 million and imposed a $10 million inheritance tax. A separate Los Angeles Times story from December 1989 put the value at death at $5 million to $7 million.

The estate was worth far less at his death than it became. The Times described mounting bills, an estate with only about $500,000 in liquid assets when the executors opened Graceland to the public in 1982, and then a turnaround. By December 1989 the Times called it a “$100-million estate” and reported it had been turned over to his daughter, Lisa Marie, as sole heir.

## What was Lisa Marie Presley’s net worth?

No reliable figure exists. CBS News reported in 2023 that she wasn’t rich enough to make Forbes’ list of highest-paid entertainers.

What is on the record is her own side’s claim. CBS reported, citing Reuters, that in her 2018 lawsuit against her former business manager she said her $100 million trust had dwindled to $14,000 in cash by 2016. That is an allegation, and I found no court ruling on it. After she died in January 2023, her daughter Riley Keough became sole trustee under the settlement described below.

## Did Elvis Presley have a will?

Yes. His will is quoted in a 1989 opinion from the Tennessee Court of Appeals, [Presley v. Hanks, 782 S.W.2d 482](https://www.courtlistener.com/opinion/1736525/presley-v-hanks/).

The opinion says the will was admitted to probate, and the case was heard in the Shelby County probate court. The lawyer who prepared it, D. Beecher Smith II, said in an affidavit that he did so on Elvis’s instructions. Smith’s affidavit also said Elvis had previously successfully defended a paternity suit in California and knew he needed to say in his will who should inherit. By 1988 the co-executors were Joseph A. Hanks, Priscilla Presley and the National Bank of Commerce, according to the same opinion. Elvis died on August 16, 1977, according to the Tennessee Supreme Court and the Sixth Circuit.

## What did Elvis Presley’s will say?

It sent the residue of his estate, after debts, expenses and taxes, into a trust whose beneficiaries were his daughter, his grandmother and his father, according to the Tennessee Court of Appeals’ quotation of Item IV of the will.

The word “lawful” mattered. A woman who said she was Elvis’s daughter, born outside marriage, petitioned the Shelby County probate court in 1988 for a share. The estate’s co-executors moved for summary judgment, arguing the will excluded anyone not born in lawful wedlock. The Court of Appeals agreed on the will’s meaning: because the will provides for “lawful issue” and “lawful children,” it construed the will “to exclude illegitimate children as beneficiaries.” It vacated the probate judge’s findings on whether she was Elvis’s daughter, because the estate had conceded that point only for purposes of its motion, and affirmed the rest. The case is a short lesson in how one adjective in a will can decide who inherits.

## Who inherited Elvis Presley’s estate?

Lisa Marie Presley, his only child, ended up with it. The estate went first to Elvis’s father, Vernon, and then to Lisa Marie when she turned 25 in 1993, according to NPR.

News reports often say Lisa Marie was Elvis’s “sole heir,” as CNN did in 2024. Under the will, she wasn’t the only beneficiary while her grandmother and father were alive. The Tennessee Court of Appeals’ quotation of the will lists all three as beneficiaries of the trust. She became the only one left. The outright distribution at 25 came with a condition, that her father and grandmother both be deceased.

The name “Elvis Presley Trust” appears in NBC News reporting, which describes Elvis Presley Enterprises as the entity that runs Graceland and the assets of the Elvis Presley Trust. The court record I loaded calls the trust created by the will the “Residuary Trust.” I haven’t found a court record that traces how one became the other.

Priscilla Presley took on a larger role. She was a co-executor by 1988 (Presley v. Hanks), and CNN reported she turned Graceland into a tourist attraction and museum, held in trust for Lisa Marie until she turned 25. NPR reported Graceland has been open to the public since 1982.

## Who owned Elvis Presley’s name and image after he died?

In 1980 the Sixth Circuit held that, under Tennessee law, the exclusive right to profit from a celebrity’s name and likeness did not pass to his heirs. That case involved Elvis.

The case, [Memphis Development Foundation v. Factors Etc., Inc., 616 F.2d 956 (6th Cir. 1980)](https://www.courtlistener.com/opinion/375554/memphis-development-foundation-v-factors-etc-inc/), began when a Tennessee nonprofit planned a statue of Elvis in Memphis and gave donors of $25 or more an eight-inch pewter replica. Before he died, Elvis had conveyed the exclusive right to exploit his name and likeness to Boxcar Enterprises in exchange for royalties. Colonel Tom Parker, his manager, owned 56 percent of Boxcar, and Elvis and Boxcar’s president each owned 22 percent. Two days after Elvis’s death, Boxcar sold a license to Factors for $150,000, and Elvis’s father agreed to the sale on behalf of the estate. The district court sided with Factors. The Sixth Circuit held the right is not inheritable under Tennessee law: “After death the opportunity for gain shifts to the public domain,” it wrote.

That is a 1980 decision about Tennessee law as the court then understood it. Don’t read it as today’s rule in any state. California handles the question by statute. ## Did Elvis Presley’s estate have to honor his promises?

Not in the case the Tennessee Supreme Court decided in 1982, [Alden v. Presley, 637 S.W.2d 862](https://www.courtlistener.com/opinion/1776360/alden-v-presley/).

Jo Laverne Alden, the mother of Elvis’s fiancee Ginger Alden, said Elvis had promised to pay off the mortgage on her home, with a balance of $39,587.66, as she went through a divorce. He died on August 16, 1977 without paying it. On August 25, 1977, the estate’s lawyer told her the estate would not assume the debt. She sued the estate. The Court of Appeals ruled for her on a promissory estoppel theory. The Supreme Court reversed and dismissed the case. It found no gift, because there was no delivery, and it found no reasonable reliance after the estate denied liability, so she suffered no loss from relying on the promise. The estate won.

A promise made over dinner isn’t a gift, and your executor doesn’t have to honor it. If you want a person or charity to receive something, put it in the will or trust.

## What did Lisa Marie Presley do with her inheritance?

CBS News reported that she sued her former business manager in 2018, claiming he mismanaged her money. The manager countersued, and I found no court ruling on either case.

CBS News, citing the AP’s reporting at the time, said that in a 2005 deal she sold 85 percent of Elvis Presley Enterprises to CKX, the company that also owned “American Idol.” She received $50 million plus CKX stock and kept a 15 percent interest in Elvis Presley Enterprises along with title to Graceland. CNN reported in 2023 that she kept complete ownership of the Graceland mansion and her father’s personal items in its museum.

In her 2018 lawsuit against Barry Siegel, who had managed her trust, Lisa Marie claimed her $100 million trust dwindled to $14,000 in cash by 2016, CBS reported, citing Reuters. ABC News reported Siegel countersued, claiming she had “twice squandered” her inheritance and that the 2005 deal netted her over $40 million in cash. Each of those figures is one side’s allegation. ABC reported both cases were ongoing when it wrote about Priscilla Presley’s petition in January 2023.

## What did Priscilla Presley challenge in Lisa Marie Presley’s trust?

A 2016 amendment, according to court filings reported by ABC News, CBS News, CNN and the AP.

Lisa Marie Presley died on January 12, 2023, at 54, and was buried at Graceland on January 22, CBS News reported. On January 26, 2023, Priscilla Presley filed a petition in Los Angeles Superior Court, according to ABC News, which reviewed the filing. ABC reported that Lisa Marie signed a revocable living trust known as the Promenade Trust in 1993 and amended and completely restated it in 2010, adding her mother and her former business manager, Barry Siegel, as co-trustees. Priscilla’s petition said she learned after her daughter’s death of a “purported 2016 amendment” that removed her and Siegel as co-trustees and named Lisa Marie’s two oldest children, Riley Keough and Benjamin Keough, after Lisa Marie’s death. Benjamin Keough died in 2020, which would leave Riley as sole trustee if the amendment was valid.

The grounds Priscilla listed, as reported by ABC News and CNN:

- The amendment wasn’t delivered to her during her daughter’s lifetime, as the trust required.
- Her name is misspelled in it.
- The signature looked inconsistent with Lisa Marie’s usual signature.
- It was neither witnessed nor notarized.
- ABC also reported her filing said the date on the document was added to the PDF days after it was created.

Each ground is an allegation in a petition. CBS News noted Lisa Marie apparently had no separate will, so her living trust served as her estate plan. ABC’s chief legal analyst, Dan Abrams, said the challenger carries the burden to prove an amendment invalid and that a mistake alone isn’t enough. No court ruled on whether the amendment was valid. ## How did Priscilla Presley and Riley Keough settle?

Priscilla receives $1 million and a paid advisory role, and Riley Keough becomes sole trustee, under a settlement a Los Angeles Superior Court judge approved in October 2023, according to CNN.

Lawyers told Judge Lynn Scaduto on May 16, 2023 that the parties had settled. Priscilla’s attorney, Ronson Shamoun, said “the families are happy,” according to CNN and ABC. The terms weren’t made public in May. Keough’s lawyer filed an unredacted copy in late October. Judge Scaduto signed an order approving the settlement on October 30, 2023, CNN reported. The terms, per CNN:

Keough’s lawyer, Justin Gold, said in a June 2023 petition that she would not charge a fee as trustee and that the beneficiaries would save the trustee fee Priscilla would have charged, according to NBC Los Angeles. The same petition said the parties were “avoiding the spectacle of intra-family litigation that would have been inimical to Lisa’s wishes.” That’s a lawyer’s description of the deal, not a finding.

## What happened in the 2024 Graceland foreclosure sale attempt?

A Tennessee chancellor blocked it on May 22, 2024, and a Missouri woman was later sentenced to federal prison for creating it, according to NPR, CNN and the AP.

A company called Naussany Investments & Private Lending LLC advertised a public auction of Graceland for May 23, 2024, saying the trust that controls Graceland owed $3.8 million on a 2018 loan Lisa Marie Presley took out, NPR reported. Riley Keough sued in Shelby County Chancery Court. Her complaint said Lisa Marie never borrowed money from Naussany or gave it a deed of trust, and that the company “is not a real entity,” NPR reported. The papers named a Florida notary, Kimberly Philbrick, who swore in an affidavit she’d never met Lisa Marie or notarized anything for her. One document’s notary wording referred to online notarization, which Florida didn’t authorize until 2020, two years after the notarization date shown on it, according to the complaint as NPR described it.

A judge issued a temporary restraining order on May 15, CNN reported. At a hearing on Wednesday, May 22, Shelby County Chancellor JoeDae Jenkins issued a temporary injunction. Naussany’s lawyers didn’t appear. Jenkins said Keough would likely win “provided that you prove the fraud that has been alleged,” and that “the public interest is best served” by delaying a sale of a place “well loved by this community.” Elvis Presley Enterprises said there would be no foreclosure.

The Justice Department said Findley used “a fake company, forged documents, and false court filings” and threatened to foreclose and auction Graceland unless the family paid or settled the claim. The AP reported the demand was a $2.85 million settlement, and that she posed as three different people tied to the fake lender. After the scheme fell apart, the AP reported, prosecutors said she tried to blame a Nigerian identity thief. At sentencing, her lawyer argued the estate lost no money and that the plot had no real chance. Judge Fowlkes said it would have been a “travesty of justice” if the sale had gone through and called it “a highly sophisticated scheme to defraud,” the AP reported.

## Who owns Graceland now, and what is Elvis Presley’s estate worth?

Riley Keough owns Graceland through the trust she inherited from her mother, according to NPR and the AP. The estate’s value is an estimate. A Presley executive told Rolling Stone in 2020 that it was worth between $400 million and $500 million, CNN reported.

The AP reported that the Promenade Trust controls the Graceland museum and that Keough inherited the trust and ownership of the home after her mother’s death. Graceland has been open to the public since 1982 and draws hundreds of thousands of visitors a year, according to the AP. CBS News reported that Forbes ranked Elvis the fourth-highest-earning dead celebrity in 2022, and, citing Yahoo, that Lisa Marie said in legal documents she earned nearly $104,000 a month from Elvis Presley Enterprises. Treat those as reported figures. None is an audited accounting.
