Tarzana is a neighborhood of the City of Los Angeles. People search for a Tarzana probate court and find nothing, then assume Van Nuys, which handles other matters but not this.

Los Angeles County centralizes probate at the Stanley Mosk Courthouse, 111 N. Hill Street downtown. That is where a Tarzana estate is filed and heard, on a calendar shared with the whole county, which is the main reason Los Angeles probate runs at the longer end of the twelve to eighteen months I tell clients to expect.

Most of it does not require the family in a courtroom. I handle the filings, and the work happens by phone and video.

The money that moved before the death

In a neighborhood with this many long-settled older households, one pattern recurs. An adult child or a helper held a durable power of attorney for years, managed the accounts, and by the time the parent died the balances were far below what the family expected.

Sometimes that is ordinary. Care is expensive and a parent’s savings genuinely get spent on it. Sometimes it is not. The distinction matters because the probate accounting covers the estate as it exists at death, not what happened to the accounts during life.

An agent under a power of attorney can be compelled to account for their acts, and that runs on its own track under Probate Code § 4541, not through the probate. If you are the personal representative and the numbers do not reconcile, that is the question to ask early, because it is a different request to a different person under a different statute.

Condominiums and small income property

Tarzana estates hold more condominiums and small multifamily buildings than the surrounding hillside neighborhoods do, and both add steps. A condominium brings an association with transfer requirements and possibly outstanding assessments that have to be dealt with before a sale closes. A duplex or fourplex brings tenants, security deposits, rent that keeps arriving during administration, and habitability obligations that do not pause for the court.

Those are receipts and disbursements of the estate and the personal representative is answerable for them. Rent collected during probate belongs to the estate and has to be accounted for, and a personal representative who lets a building deteriorate while waiting on the court has a problem of their own making.

Rent collected during administration belongs to the estate and must be accounted for, deposits remain held, and habitability duties do not pause because a court case is open. Letting a building slide during probate is its own liability.

The condo association is asking about transfer. Most associations have transfer requirements and may have outstanding assessments that need clearing before a sale closes. Raise it early rather than at escrow, because it can hold up a closing the estate is relying on.

How long does it take? Plan on twelve to eighteen months. Los Angeles is among the busiest probate courts in the state, so the longer end is realistic here.
